Christoffelveld
Municipality of Gemert-Bakel is growing to 35,000 inhabitants and the housing need in the municipality is great. So too in Elsendorp! In late 2023, the municipality purchased land in Elsendorp for the realization of housing development.
To give attention to the housing acceleration, a so-called project prioritization was created. By mid-2024, the Elsendorp-North 2.0 project has been prioritized. This means that the project is prioritized.
On this web page we will inform you about the progress of the project.
Target
To realize (affordable) housing in an attractive, vital and balanced green residential area. To contribute to the ambition to realize 2,400 homes in the years to 2032 and Elsendorp's ambition to grow to 1,500 inhabitants.
Cooperation with Elsendorp village council
For the realization of this new residential area in Elsendorp, cooperation will be sought with the village council. From the 1500 committee, three representatives will be put forward who will be closely involved in the planning process. They will gather input, represent the interests of villagers in consultations with the municipality and support the municipality in organizing meetings to inform villagers.
State of affairs
In February 2025, the urban planning firm SAB from Arnhem was selected. Together with the municipality and the village council, they will start drawing up the urban plan. We would also like to involve you as stakeholders/interested parties in the planning process. Therefore we are organizing several meetings in which we ask for your input.
First environmental dialogue April 8, 2025
On Tuesday, April 8, the first environmental dialogue took place at De Dompelaar in Elsendorp. During this meeting, SAB gave a short presentation about the most important points for the housing development and those present were able to give input for the further planning by means of a Mentimeter. Think of input on the housing needs, desired housing types and what people think is important for the new residential area in Elsendorp.
The presentation that was given and the results as a result of the Mentimeter can be viewed under the heading attachments on this page.
New project title
A new project title was introduced for the Elsendorp-North 2.0 housing project during the second environmental dialogue on May 22: Christoffelveld. This new name refers to the field next to the existing Christoffelhoeve and therefore provides more recognition and identity of the housing project. Going forward, this name will be used in various documents and communications.
Second environmental dialogue May 22, 2025
On Thursday, May 22, the second environmental dialogue took place in De Dompelaar in Elsendorp. During this meeting, the two sketch variants for the new neighborhood in Elsendorp were presented. The sketch variants are two extremes that show a possible urban design for the new residential area and were discussed with those present. After the presentation, we broke up into groups to pick up what appealed to people in the two variants and what did not, what were strengths and what were weaknesses.
On the basis of the collected responses to the two sketch variants, the results of the Mentimeter and the municipal Program of Requirements, SAB will start drawing up the urban development plan. In September there will be a third environmental dialogue where the draft urban plan will be presented and where people will again have the opportunity to react to the plan.
Third environmental dialogue September 30, 2025
On September 30, 2025 the third environmental dialogue took place in De Dompelaar in Elsendorp. During this meeting we briefly looked back at the previous meetings, shared the results of the first feasibility studies, explained the phasing of the development and presented the draft urban plan.
The concept plan includes two variants for phase 1. These differ mainly in the housing program and the connection to the existing neighborhood. We had a constructive discussion with those present about this. A clear preference was expressed for the further elaboration, and the plan was generally received positively.
With the valuable input from this meeting, we will start working on the final urban plan. We thank all attendees for their involvement and input!
Together we are building a neighborhood that fits Elsendorp!
In the coming period we will work towards the final urban development plan. As soon as this is ready, we will organize a walk-in meeting. Interested parties can then view the plan before it is submitted to the municipal executive for adoption.
The presentations of the third environmental dialogue can be found under the heading 'attachments'.
Urban development plan adopted
On February 10, 2026, the college adopted the urban development plan for the new residential area Christoffelveld in Elsendorp. The new residential area has room for about 100 homes. As a municipality, we want to continue building in all village centers, step by step and tailored to what is needed. Therefore, phase 1 has now been developed: a plan for 45 homes.
Between the existing and the new neighborhood there will soon be a spacious green zone with an open, rural character. The residential area will be traversed by various green strips with several wadis, so that the future residents will live in the middle of the greenery. The Domptseloop will also be given plenty of room to meander visibly and playfully through the area, contributing to a natural and attractive living environment.
In the first phase, the focus is on building affordable housing for starters and the elderly. Together with the Elsendorp Village Consultation, the municipality is working step by step on a lively, sustainable and future-proof new residential area for Elsendorp. In mid-2026, we will start preparations for phase 2.
The adopted urban plan forms the basis for the environmental plan. Next year the remaining studies will be carried out and the environmental plan will be drafted. We aim to submit the draft environmental plan for public inspection in the third quarter of 2026. This depends on the results of the studies.
The adopted urban development plan can be found under the heading 'annexes'.
