You are entitled to the grant if your home meets the following conditions:

• WOZ-value of the house is below € 477.000,-.
• There are still two house sections to be insulated (with probably energy label D-E-F-G).
• You don't have an energy label, but there are at least two building parts to insulate.
• You own the property.
• You live in the home.
• The property is located in the municipality of Gemert-Bakel.
• The measures must be implemented after Sept. 2, 2024.

Unfortunately, you cannot use the grant if:

• You live in a corporate residence.
• The WOZ value of your home is higher than €477.000,-.
• Your home has energy label A, B or C or you have only one building component to be insulated.

The energy label is known if your home was recently bought or sold. The label can possibly be viewed via the website of Milieu Centraal(external link). Enter the type of house (rent or buy), your zip code and house number and click on 'Check energy label'.

You can apply for the grant starting Sept. 2, 2024.

This project runs until December 31, 2028. However, we are bound by the agreements regarding nature-friendly insulation. This means that it is possible that we have already insulated in your neighborhood and you cannot start for the time being. So if you want to be sure you can participate, sign up as soon as possible!

After registering, you can choose to have an energy coach visit you.
You can also choose to justify yourself that your home has an energy label D-E-F or G. Or that your home has 2 building parts to be insulated. You can prove this by filling out a form.

You will receive a response within 2 business days.

Residents of the municipality of Gemert-Bakel can receive up to € 2,151 subsidy per address for insulation measures. In addition, the municipality reimburses € 49,- for the visit of an energy coach. In total, a maximum of € 2,200 is thus available per home, if it meets the conditions. For resident/owners with a low income (you have received energy allowance), the subsidy can amount to a maximum of € 4,000. Do you meet this condition? Then always request a visit from an energy coach and inform him that you are entitled to the higher subsidy. He can then also guide you through the entire process from requesting an offer to applying for the subsidy.

The energy coach always visits the home at the start of your subsidy application. The conditions for subsidy are laid down in the "subsidy regulation for local approach insulation", which are based on national requirements. Whether a house meets these conditions and which measures are best suited for the house and the resident, the energy coach draws up a report. Based on this report, the resident can (possibly with assistance) request non-binding quotes in the next step of the subsidy application.

No, you can't. The procedure unfortunately does not allow it.

• You can apply for the subsidy via the website.
• This step is optional. A (local) energy coach visits your home and looks at what measures are possible.
• You request one or more quotes from affiliated (insulation) companies.

• The chosen party will schedule an appointment with you to perform the work.
• Be sure to take pictures before, during and when the job is done.
• The work is carried out.
• You will receive an invoice from the supplier for the remaining amount. The part of the invoice not exceeding the subsidy amount is paid directly to you by the municipality. You do not have to advance this amount.
• You can enjoy lower energy bills in a comfortable and warm home.

We always start with a home visit where an energy coach comes by. The energy coach looks at which measures are suitable for your home.

• Finally, you fill out a so-called burden of proof form. With this form you declare that the house meets the conditions (energy label D, E, F or G or two (2) poorly insulated building parts). And you have to prove what you have done by means of invoices/cash receipts and photos of before/during/after the execution.
• In addition, you can make a no-obligation appointment with an energy coach. They help with insulation options. In addition, they determine whether the house meets the conditions for the subsidy scheme.

Yes, you certainly can, but not within this project. With this insulation project, you are prepared to purchase a heat pump later.

Yes, you can stay in your home. Depending on the work, there will be minimal inconvenience.

Insulation helps directly against mold. When your home is no longer damp, you can have mold removed. With proper ventilation, it won't come back.

Yes. All operations that do not involve touching asbestos are permitted, though remediation of asbestos is a wise choice. By this we mean removing/replacing the parts with asbestos.

Yes you can. Your property must meet the basic conditions for Gemert-Bakel insulates satisfy. Beforehand, apply for the proper permit for the preservation of the monumental/visual property.

Do you have the necessary permit to insulate the monumental/visual property? And does your property meet the conditions for subsidy from the municipality? Then you are also eligible for an additional contribution if you are going to insulate your home.

You need a permit for the following activities:

• An environmental plan activity 'Construction activity (Environmental Plan)'
• A technical activity 'Construction activity (technical)'

If you have the proper permits, you may insulate the roof and/or the front facade.

If there are no openings to the outside in the roof and your house is not a listed building, you can insulate the inside of the roof without a permit. You can have this done by an affiliated company or do it yourself. In both situations, you can apply for a local subsidy if you also meet the other requirements fulfills.

• For > 10 m3 of construction/demolition waste, a demolition notification is required.
• Asbestos-containing materials require a demolition notification regardless of quantity.

It is recommended that an ecological QuickScan be performed prior to demolition activities and/or asbestos remediation.

The next step is for an energy coach to visit you. Choose this while signing up. An energy coach's visit is free. He contacts you himself to make an appointment. He will then also help you further in the process. If you have more substantive questions, you can also ask the energy coaches during their office hours in Gemert and Bakel.

• Gemert: every second and fourth Saturday of the month from 10 a.m. to 1 p.m. at De Eendracht in Gemert.
• Bakel: every first Saturday of the month from 10 a.m. to 1 p.m. at the Parish House in Bakel.

Every Thursday afternoon special help is available in the library in Gemert from 14.00 -16.00 to help you apply for the municipal subsidy for insulation.
